A beautiful home begins with a thoughtful floor plan.
Most people think great design starts with what they can see: the finishes, the cabinetry, the lighting, the furnishings. But before any of those decisions are made, a home is already taking shape.
A floor plan determines how a home will feel to live in, how people move through it, how spaces connect, how families gather, and how effortlessly daily life unfolds.
Yet most floor plans are approved before they've been fully examined. Not because they're poorly designed, but because every project has competing priorities: budgets, timelines, zoning constraints, and countless decisions that need to be made along the way.
Most of what I do starts with a builder or developer about to spend real money finding out the hard way that a plan they copied doesn't fit the lot it's actually on. I understand both sides of this, design and construction, which means I'm not just telling you what feels off, I'm telling you what it costs you: resale value, days on market, trades you'll end up redoing. I review the plan before construction begins, tell you plainly what's going to cause problems, and what I'd change instead.
